Founder

JOHN W. BOYD

As founder of Tax Credit Marketplace, LLC (TCM), John W. Boyd is an experienced entrepreneur responsible for the founding and growth of numerous companies focusing on strategic planning and investment analysis. He has a keen ability to foresee future opportunities, trends, and technologies, and to locate and employ outstanding execution personnel.

He founded TCM in 2013 to connect tax credit investors with potential credit-generating projects.  After its first ten years in business, TCM has monetized in excess of $100 million in South Carolina tax credits.

John served as Chief Executive Officer of TIC Properties, LLC and its subsidiaries from 2001 until 2008. Under his leadership, TIC Properties, LLC syndicated 34 properties with a syndicated value of more than $1 billion dollars. John has also served as the Chief Executive Officer of Turnkey Exchange, LLC since 2007. Its subsidiaries include Banker Exchange, LLC, a qualified intermediary, and BEX Properties, LLC. Prior to these roles, John owned a deferred exchange and intermediary firm, had a private tax practice, and worked as a retail investment broker with J. C. Bradford & Co. He started his career at Elliott, Davis & Company, a regional CPA firm.

John was principally responsible for the assemblage of nine properties at the corner of Main and Washington Streets in downtown Greenville, S.C. He successfully negotiated a development arrangement with Hughes Development for Greenville One, which was the largest private investment in downtown Greenville’s history at the time, with an estimated completion value in excess of $100 million.

In October 2017, Poinsett Securities, LLC, another of Mr. Boyd’s startups, was granted membership in FINRA. Poinsett’s services include acting as the managing broker dealer for Tax Credit Marketplace’s tax credit offerings.

John is a graduate of Furman University with a bachelor’s degree in Business Administration with a concentration in Accounting.  He held his CPA designation for over 17 years and currently holds a South Carolina Real Estate Broker’s license and FINRA Series 7, 63, 24, and 27 licenses.

Chief Executive Officer

JOSH WORKMAN

Josh Workman serves as Chief Executive Officer for Tax Credit Marketplace, LLC. He brings 25 years of experience in corporate risk management, operations, investment and portfolio development, marketing, information technology, mergers and acquisitions, and real estate sales and syndication. He oversees internal operations and collaborates with the leadership team to drive business strategy and company objectives. He previously served as Chief Operating Officer from 2014 to 2022.

Josh serves as manager of multiple South Carolina and Federal Tax Credit Revitalization Funds for TCM and sources projects all over the state for the fund to consider investing in. Josh regularly delivers seminars to attorneys, brokers, investors, lenders, municipalities, and developers on a variety of relevant topics. His presentations include the latest in real estate developments, 1031 tax-deferred exchanges, Tenant-in-Common and other fund structures, historic rehabilitation and revitalization tax credits, renewable energy credits, and other state and local tax incentives commonly utilized in commercial real estate transactions.

Josh worked alongside TCM Founder, John Boyd, to launch TIC Properties, LLC in 2001. The firm specializes in acquiring and syndicating institutional-grade real estate assets nationwide. He assisted with the formation of TIC Properties Management, LLC in 2003, a firm created to manage the assets syndicated by TIC Properties. By 2009, the companies managed 10 million square feet, served over 3,000 investors, and invested equity into 155 commercial properties nationwide. By 2012, TIC Properties Management, LLC operated regional offices in Chicago, Atlanta, Cincinnati, Fort Lauderdale, Kansas City, Dallas, and Los Angeles with over 100 team members. 

Josh earned a Bachelor of Science degree from Clemson University in Financial Management with a concentration in Financial Institutions.  He currently holds a S.C. Real Estate license and previously held FINRA licenses 7 and 63. Josh is a member of the Urban Land Institute (ULI), Real Professionals Network (RPN), the South Carolina Economic Development Association (SCEDA), and the Alternative & Direct Investment Securities Association (ADISA).

Chief Investment Officer

COREY MEMMOTT

Corey Memmott serves as Chief Investment Officer for Tax Credit Marketplace, LLC. He has more than fourteen years of real estate, private equity, and financial services experience covering investment management, capital markets, and financial analysis and reporting. As CIO for TCM, Corey monitors the investment composition and performance of existing investment funds. He is also responsible for the underwriting and structuring of fund investments, fund-level projections and analyses, and contributions to marketing and client relation efforts.

Prior to joining TCM, Corey worked for a private equity firm that managed $500+ million in commercial real estate assets. He also has experience in the financial services industry working as a trusted advisor to commercial banks, investment banks, and private equity firms for M&A transactions and various distressed debt investments. He began his career in commercial banking with responsibilities across corporate finance, special assets, and mergers and acquisitions.

Corey earned a Master of Business Administration degree with a concentration in Finance from the University of South Carolina and holds a Bachelor of Arts in Finance and Government from Wofford College. He is a current member of the Urban Land Institute (ULI), Real Professionals Network (RPN), South Carolina Economic Development Association (SCEDA), and the Upstate CFO Council. 

Chief Strategy Officer

MATT ZACKON

Matthew (“Matt”) Zackon serves as Chief Strategy Officer for Tax Credit Marketplace, LLC. He has more than fifteen years’ experience working with institutional investors, corporate executives, CPAs, and wealth management professionals. Matt has advised multiple major financial banking institutions on financial regulations and worked with law makers on Capitol Hill as part of the Senate Judiciary Committee and for the former US House Majority Leader. Matt played critical roles in connecting stakeholders in multiple federal and state historic, abandoned building, abandoned textile, and federal renewable energy deals.

At TCM, Matt is responsible for driving the strategic growth of the company's business model with the Chief Executive Officer and Vice President of Business Development by executing sales strategies in-line with corporate goals and objectives. He is also responsible for maintaining relationships with insurance companies, financial institutions, high net worth individuals, and institutional investors that may benefit from tax credit investments to reduce their state and federal tax liability. 

Matt earned a Bachelor of Science in Marketing Management and a Bachelor of Arts in Political Science from Virginia Tech.  He also received his Juris Doctor and International MBA from the University of South Carolina School of Law and the Moore School of Business simultaneously.  Matt is a licensed attorney in South Carolina and a member of the South Carolina Bar. He is a member of the Tarantella Club and the Leadership South Carolina Class of 2025.  Matt is currently on the board of Focused Living and is also a member of the Leadership Columbia Class of 2023 and will be based in the company’s Columbia, S.C. office.

Vice President of Business Development

ANDREW PORIO

Andrew Porio serves as Vice President of Business Development for Tax Credit Marketplace, LLC and its affiliated companies. He is an accomplished wealth management professional with over 25 years of experience developing high-net-worth relationships and solutions in financial planning, private banking, investment management, trust and estate planning, and risk management.

He is responsible for raising capital for the firm’s funds focused on Federal Historic Preservation Tax Credits as well as SC Abandoned Buildings, SC Textile Communities Revitalization, and SC Historic Preservation Tax Credits.

Andrew works closely with accredited investors, corporate executives, CPAs, attorneys, commercial real estate brokers, bankers, family offices, and wealth management professionals. He leads the business development efforts connecting developers of real estate projects to tax credit investors as well as educating economic development professionals throughout the Southeast.

He has cultivated over $115 million in asset management relationships generating $920,000 in recurring fee revenue by representing leading national and regional banking institutions. He has developed an extensive network of high-net-worth clients and trusted advisor relationships throughout the Southeast, having held positions focused on relationship management, lending, private banking, and wealth management.

Andrew earned his Bachelor of Arts in Political Science with a Minor in Economics from Clemson University. He is a current member of the Charleston Trident Association of Realtors Commercial Investment Division, Urban Land Institute (ULI), and South Carolina Economic Development Association (SCEDA). He is a moderator of Real Professionals Network (RPN) Charleston and is a frequent speaker at Main St. SC workshops across SC. He previously served on several non-profit boards of directors in Naples, Florida. Andrew holds FINRA Series 7, 63, and 66 licenses.

Vice President of Renewable Energy Funds

LUCAS BOYD

Lucas Boyd serves as Vice President of Renewable Energy Funds for Tax Credit Marketplace, LLC and Poinsett Securities, LLC, the managing broker dealer for TCM’s tax credit offerings.  He has more than fifteen years’ experience in wealth management, risk management, business development, and investment operations. 

Lucas’s responsibilities at TCM include partnering with registered representatives and their clients on the current renewable energy fund offerings from TCM and Poinsett Securities, LLC.   Lucas also manages the subscription documents and balances the orders for the fund. He also educates financial advisors, accredited investors, accountants, and attorneys on the specifics of Renewable Energy Tax Credits.  

Before joining TCM, Lucas was a member of a wealth group that advised over $230 million in client assets.  He also worked for TCM’s affiliate company, Banker Exchange, LLC, handling 1031 exchange transactions with high-net-worth clients while keeping close relationships with attorneys, accountants, and real estate professionals. 

Lucas earned a Bachelor of Science in Business Administration with a major in Organizational Management from Colorado State University.  He is a member of The Alternative & Direct Investment Securities Association (ADISA).  Lucas holds FINRA Series 6, 7, 63, and 65 licenses. 

General Counsel

SHONNA FELKEL

Shonna Felkel serves as General Counsel at Tax Credit Marketplace, LLC. She manages all legal aspects of document review, corporate operations, acquisition processes, lender negotiations, and compliance.

With more than 25 years of legal experience in commercial real estate, finance, commercial lending (asset-based lending and construction), and general corporate law, Shonna’s extensive experience in these areas comes from representing leading national and regional banks, real estate developers, property managers, and syndicators.

She began her career in commercial real estate law with the McNair Law Firm, P.A. in Greenville, South Carolina where she managed and coordinated various real estate and general commercial transactions and business loans. Shonna joined the corporate team of Nelson Mullins Riley & Scarborough LLP where she was the lead attorney responsible for commercial real estate and lending transactions including, but not limited to, tenant-in-common transactions, commercial leases, general commercial sales, and purchases in various states. She has been General Counsel for various affiliates of TCM since 2007.

Shonna earned her Juris Doctor from the University of Alabama School of Law and her Bachelor of Science in Finance from the University of Tennessee at Chattanooga. She is a member of the South Carolina Bar Association.

Vice President of Finance and Accounting

ANDREA FARROW

Andrea Farrow serves as Vice President of Finance and Accounting for Tax Credit Marketplace, LLC. She has more than 25 years of experience in public accounting, financial services, and human resources. Before joining TCM, she worked for a regional accounting firm in the New Markets Tax Credit arena. Andrea oversees the finance and accounting departments which support TCM and all its affiliated companies. She is responsible for budgeting/forecasting, compliance, and complex reporting.

Andrea earned her Master of Business Administration-Finance from Winthrop University and her Bachelor of Science in Business Administration with a concentration in Accounting from Erskine College. She enjoys spending time with her husband, going to musical events, and rescuing cats and dogs.

Director of Marketing and Communications

RYAN SWINSON

Ryan Swinson serves as Director of Marketing and Communications for Tax Credit Marketplace, LLC. She has more than 19 years of experience creating and driving strategy and managing marketing projects and initiatives. Ryan is responsible for TCM’s overall brand strategy, external communications, advertising, public relations, events, and sponsorships.

Ryan is a native of Greenville, South Carolina, and spends her “free” time watching her three boys play sports on various fields across the state. She earned a Bachelor of Arts with a concentration in Public Relations from Southern Methodist University and is a member of Commercial Real Estate Women (CREW) Upstate.

Director of Acquisitions, Renewable Energy Funds

Tom Leonard

Tom Leonard serves as Director of Acquisitions, Renewable Energy Funds for Tax Credit Marketplace, LLC.  He has more than 20 years’ experience in procurement, team and project management, and business development. Tom is responsible for identifying and securing renewable fund tax credit offerings for TCM investors. He is based in Jacksonville, FL but has relationships with commercial solar developers all over the country.

 Before jumping into renewable energy tax credit acquisitions with TCM, Tom was an influential part of many legendary sports organizations such as the Jacksonville Jaguars, the Gator Bowl, TPC Sawgrass, and Jacksonville University athletics.

Client Services Manager

TERESA SHIMOW

Teresa Shimow serves as Client Services Manager for Tax Credit Marketplace, LLC. She develops and maintains client relationships while supporting the funds’ investment teams in underwriting and ensuring projects are compliant with city and county regulations during the investment process. She also maintains the client database and assigns tax credits. Teresa works very closely with TCM investors’ tax and legal advisors.

Before joining the TCM team, Teresa worked at one of its affiliate companies, TIC Properties Management. While on their investor relations team, she was responsible for managing the day-to-day operations of the investor relations department staff and communications with more than 1,300 investors. Teresa also managed the delivery of all relevant property performance reports, maintain investor files, and respond to all investor queries. 

She is a member of Commercial Real Estate Women (CREW) Upstate and Junior League Greenville. Teresa earned a Bachelor of Science in Marketing from Winthrop University.

Paralegal

KATHY SPICER

Kathy Spicer serves as Paralegal for Tax Credit Marketplace, LLC, and confirms ownership of each proposed project. She assists the CEO, CIO, and in-house legal counsel with drafting and processing documents as required by the city or county where each project is located, reviewing survey and title matters as well as environmental reports, coordinating the delivery of due diligence items needed for closing, forming investment companies, and conducting research for most tax credit transactions. 

Kathy has over 40 years of experience in commercial and residential real estate legal matters. Before relocating to South Carolina from Virginia, she was a Senior Commercial Real Estate Paralegal assisting four partners at Hogan & Lovells, a large international law firm in Washington, D.C.  Kathy earned her paralegal certification from Ashworth University, formerly the Professional Career Development Institute.

Paralegal

DASHARR BERRY

Dasharr Berry serves as Paralegal for Tax Credit Marketplace, LLC, and confirms ownership of each proposed project. He assists the CEO, CIO, and in-house legal counsel with drafting and processing documents as required by the city or county where each project is located, reviewing legal documents, including survey and title matters as well as environmental reports, coordinating the delivery of due diligence items needed for closing, and conducting research for most tax credit transactions. 

Dasharr has over eight years combined experience in the legal and customer service industries. He received his Bachelor of Arts from the University of South Carolina.

Executive Assistant

CAROLINE BRYSON

Caroline is the Executive Assistant for Tax Credit Marketplace, LLC. She excels in corporate event management, training coordination, social media strategies, and overall team operations. At TCM, Caroline is responsible for ensuring efficiency for all team members by supporting partner relationship development, schedule prioritization, database updates and improvements, and supporting the leadership teams. 

Caroline considers Greenville, South Carolina home. She enjoys managing her own wedding photography business as well as cooking, traveling, and playing golf with her husband. Caroline studied Public Health and Psychology at the University of South Carolina.
